The basic philosophy of the submitted competition design was the creation of separate housing/job islands in the green around the chestnut garden (Gaštanová záhrada). It was about the creation of a sustainable architectonic/urbanistic concept expressed through a suitable and ecologically tolerable built-up of this area. The selected concept strives to regenerate the natural environment in the area after the former open-air cinema and its park+ride parkings and create a linkage/ merger of the green massifs of Machnáč and Horský park. A significant element of the entire concept is the preserving of the “look throughs” to the concerning area, while simultaneously ensuring the views from all the apartments and the Office-hotel towards the surrounding greenery. For creating that built-up area comprising seven separate objects, we chose a somewhat softer modelling approach to the substances, a modelling harmonising with the existing natural shaping of that area. The common ground-plan curve interconnects the objects that Horský park with the higher located objects in the south - into a single compository architectonic whole. Part of this composition are also the slanting passive green roofs with their slant copying the slanting terrain.
The green areas between the individual objects, simultaneously covering the underground garages — are designed to be capable of creating (with the garden Gaštanová záhrada) a public space and preserve the existing pedestrian paths and the tourist path through that area.
By its fan-like ground plan, the apartment houses of Block 1 evoke the shape of the former open-air cinema, letting through sunrays in the winter, i.e. from the south and the west into that area, up to the multi-purpose object of the Office-hotel. Thanks to the soft curvature of its substance, the apartment houses in Block 2 (at the street Búdkova) offer an optical contact with the greenery of the Gaštanová záhrada from the living rooms.
In the area's centre of gravity, we designed the Office-hotel, which (apart from quality accommodation in contact with the surrounding greenery) created also potential jobs at the rental offices for the occupants of the apartment houses.
