We compiled that study for an architectonic competition, based on the investor's new setting for the 2nd billing stage of Panorama City. We presented a clear concept of simple substances, conceptually as well as composionally supplementing the 1st stage. The 1st stage is dominated by the pair of high rising apartment towers. In our design, their counterpart is a pair of horizontal and mutually similar office buildings with a pair of internal atria. We consider the chosen design to be a so-called “open concept”, enabling its further development in the future. This has been consulted with an expert in ecological structures, and with respect to the compact form and the optimum solution of daylight-illumination in the office premises — this concept is (after having met all the other technical criteria) suitable also for acquiring the BREEAM and LEED sustainability certificates. Based on an additional decision of the client, this concept enables a future covering of one or both atria and apart from a better energy balance of the building, this concept enables also the extension of the ground floor's commercial space.
The compact layout of a typical office floor of both buildings provides up to 3,000 m² of office space, which can be divided in up to eight separate office sectors (thanks to the suitable distribution of communication-cores).
The dominant horizontal segmentation of the facades seeks to link up with the facade-design of Tower 115, as well as with the prevailing horizontal facade segmentation of the apartment towers and their tie - so that the entire complex of buildings harmonises and creates a single urbanistic entity.
When it comes to the urbanistic solution, our design provides a central square with an accentuating fountain in front of Tower 115 - i.e. through the clear configuration of the planned office buildings A and B to the existing Tower 115 and the 1st stage of Panorama City. At the same time, this solution forms the system of three pedestrian ways, intersecting at the central square. This design respects the hitherto development history of Panorama City, represented by two apartment towers of triangular base, which preserves a sort of cultural footprint of the strong geometry of the original design by Ricardo Bofill. The system of internal passages, arcades and two glassed pergolas enables a sheltered connection of all the objects of the 1st and 2nd stage of Panorama City, simultaneously enabling their mutual legal and proprietary separability.
