The erection of the third tower of the Polus City Center in Bratislava is supposed to complete the execution of the original concept of this shopping mall on a triangular ground-plan with three high rising objects on its cusps. The third tower, which was designed as an apartment house in the original concept, is well situated for this particular purpose at a calm a quiet location inside a larger area, closer to the sport and leisure-time facilities in the immediate vicinity.
The apartments are supposed to be distributed over 22 floors, divided on the basis of different layouts into even and uneven floors. Each of the apartment floors consists of 9 apartment-unit of different sizes, orientation and layout, providing a sufficient choice for potential future buyers.
On one side, the architectonic design of the third Polus-tower strives to express its housing function through the irregularly left-out facade opening for the loggias and windows, but at the same time, the building wants to come closer to the architecture and substance of the first and second office tower of the Polus City Center. The diagonal orientation of the apartment part creates an affinity towards the diagonally ended 2nd floor of the shopping centre. The spatial and operative design of the ground floor provide a dry-feet passage between the main entry to the MTIII and the entrance to the Polus shopping mall. The future occupants will be able to work at the two office buildings (which only under a single roof), as well as the whole assortment of services, shops and entertainment possibilities offered by the Polus City Center.
The relaxation floor between the substance of the garage and the altitude-substance of the apartment tower actually lightens this architectonic design, providing (on top of that) improved safety, privacy perception and a view of the Kuchajda lake even for apartments on the lowest apartment floors.
Apartments facing the east - offer an ideal view of the Kuchajda lake and the green areas of the sports facilities in its surroundings. The floors on the west-side offer a view of the city's castle, the city’s dominants and the slopes of the Small Carpathian mountains.
