High potential of the locality in central zone of the city, and of the buildings proper, evoked the investor's interest in their renovation, enhancement of their value, and change of their original function (apartment houses) to office rooms.
The objects are situated in an attractive part of Bratislava listed as cultural monument. The object No. 6 was built late in 19th century and designed by Alexander Feigler; the villa No. 6a is from the beginning of 20th century. Prior to the reconstruction, both objects were rather devastated and in bad engineering condition.
The philosophy of the reconstruction was based on the intention to respect original artistic values, with minimum intervention into valuable historical premises and original building units, while observing the investor's requirement to extend useful area as much as possible, to ensure present-day engineering requirements in relation to the structures (thermal and acoustic comfort), and to implement demanding techniques. Following the reconstruction, full-featured utilisation of attic and basement rooms in the object is ensured. The object No. 6 has a new outbuilding which includes underground four-floor parking carousel; object No. 6a has a complete new floor. Original architectural units (stone staircases, valuable metalwork items, stuccos, cassette windows, doors, original floor tiles) are renovated completely and thoroughly. New units (lifts, sanitary facilities, attic interiors, suspended ceilings with ventilation, air conditioning, lighting, electric fire alarm and electronic security alarm facilities ...) are articulated in present-day manner; original architecture has been respected in historical rooms on the 1st and 2nd above-ground floors only.
The reconstruction also covered overall revival of the garden. At present, the site makes a self-contained historical area with modern above-standard features.
